Each home is spaced with privacy in mind and positioned with breathtaking views. Countless outdoor activities including fishing, hiking, and wildlife viewing provide a unique experience during your stay. The farmhouse is an older home that was renovated in 2020. Everything inside the home has been updated. Each bedroom has its own private bathroom, private air/heat unit, and views of the mountainside. The bedrooms are furnished with Lucid memory foam mattresses, medium & firm pillows, and extra soft linens. Two bedrooms are located upstairs via a spiral staircase while one bedroom is located on the main floor. The upstairs bedroom has a desk with a work chair, each room has white noise machines, and each room has modern furniture and fixtures.
The great room and kitchen are open spaces, great for family or social gatherings. The fireplace in the great room utilizes Duraflame logs only (no wood fires permitted.) The kitchen is stocked with non-stick cookware, a Kitchen Aid mixer, ice maker, Ninja coffe & latte maker, cutting boards, dozens of cooking accessories, plates, plastic children's plates, and utensils.
The farmhouse includes an outdoor barrel sauna that fits up to 6 adults comfortably.The front porch and outdoor patio have panoramic vistas of the Blue Ridge Mountains and include rocking chairs, an outdoor dining table, and BBQ grill. Several river access points, a walking path along the river, family board games, chickens, a large garden, a fire pit with Adirondack chairs, picnic tables in the woods, and a lounge deck along the river round out the amenities on the property. River beach towels, sauna towels, flashlights, fishing tackle, and garden baskets are also provided. The home is equipped with wifi, however, rural broadband speeds are a bit slower and inclement weather can impact availability.

You will have access to the entire property including all 350 acres. You will also be able to pick produce from the raised garden bed (when produce is available), gather fresh eggs in the chicken coop, and fish in the river. Hunting is not allowed.

I live in a separate dwelling on the property that is 70 yards from the main house. I perform daily farm-work and will be in view/earshot of the farmhouse at times but I try to make your experience as private as possible. I can be contacted as needed during your stay if you prefer.

The property is located in the countryside, surrounded by the Blue Ridge Mountains. The farm is a short 10-minute drive to Madison, VA which has great restaurants, antiques, outdoor activities and is a gateway to Shenandoah National Park.

PLEASE READ BEFORE BOOKING:
1. No rain checks, sorry.
2. Pets are not allowed on the property.
3. Wifi is available on the farm with speeds of 50+ mbps. Wifi does support Zoom calls.
4. Due to the farm's isolated location most cell phone carriers do not have reliable cell service. The wifi does support wifi-calling.
5. The farmhouse does not have cable or satellite television. An AmazonFire TV & DVD player have been provided.
6. A private bridge provides access to the property and a weight limit of 15,000 pounds is enforced. Buses, delivery trucks, and RV's are not permitted to cross the bridge.
7. Although updated, the charm of an older farmhouse does carry a few quirks. The original post and beam hardwood floors and ceilings don't muffle sound very well. Noises from some rooms and squeaking floors might carry throughout the house. White noise machines are provided.
8. The farm utilizes well water that is high in iron. While completely safe to use, it does carry a unique taste. Brita water filters are provided and encouraged to use for drinking water. Additionally, each home is on a private septic/sewer system which means you may not flush any items other than toilet paper.
9. Bugs...the farm stay is intended to be an escape to nature, which can include bugs. You will likely encounter Stinkbugs and Ladybugs during the fall and winter months. At times, several of these bugs might find their way into the home. None of the bugs are dangerous, but I want your stay to be a 5-star experience and if a few bugs and nature frighten you this probably isn't the destination for you.
10. There is a speed limit of 10 mph on the farm. This is in place to prevent costly damage to the gravel roads and to protect wildlife. Thank you in advance for respecting the posted speed.
11. The home has a strict limit of 8 guests (a guest is anyone over 2 years of age) maximum per stay. Guests must be 21 years of age unless accompanied by an adult.
12. No rowdy parties or produced events are allowed on the property or inside any of the homes. Bachelorette parties and family reunions are welcomed. Failure to obey house rules #11 and #12 will result in a full damage deposit claim.
